Professional guided ratings: choose a defined 1–5 description for each criterion, open the full rating guide, and record supporting evidence. These are user-assessed ratings, not independently verified findings. Use the site readiness matrix to flag unverified or critical requirements; do not interpret a high weighted score as proof of site feasibility.

Assess employee commute compatibility and access to the occupations the company needs. Use employee ZIP-code/commute analysis and occupation-specific labor data where available.

Quick location comparison

Enter basic costs and choose how well each location meets your office relocation needs. These are your assessments, not verified site findings. Switch to Professional Advisory for detailed weights and due diligence.

Rating guide: 1 = major limitations; 2 = below requirements; 3 = acceptable; 4 = strong; 5 = excellent. If you do not know, choose Not verified; the tool will show a caution rather than silently inventing a score.

Project profile & business requirements

Use the existing occupancy-cost and weighted location comparison above. The additional fields below identify potential implementation constraints and do not change the original location ranking.

Balanced preserves the five existing weights. Other priority choices are discussion prompts only; manually adjust the existing weights to change the ranking. Employee and parking inputs are planning assumptions, not independently established requirements.

Zoning, approvals & occupancy feasibility

Complete for each candidate. This is a structured due-diligence checklist—not an automated zoning determination. A favorable location score does not override an unresolved legal or physical constraint.

Question and evidence to obtainLocation ALocation B

A status of “Supported by evidence” is user-entered; the calculator cannot validate the evidence. Use local zoning maps and ordinances, jurisdiction staff confirmation where appropriate, landlord documents, utility/provider confirmations, and professional inspections. Unknown items are never assumed compliant.

Site readiness & verification matrix

Select a status for each location. Unknown and unverified items remain unresolved, not zero-scored or assumed acceptable. Confirm critical constraints with the relevant authorities, utility providers, landlords and technical specialists.

Methodology & interpretation

The original location score is a weighted comparison of occupancy cost, workforce access, transportation access, property suitability and infrastructure ratings. It is retained unchanged. This supplementary readiness assessment reports the count of verified-ready, needs-review, and unverified criteria; it does not assign a fabricated numerical readiness score. A stated "verified-ready" status is provided by the user and is not validated by this tool. A material restriction or unresolved critical issue can prevent a site from being viable regardless of its financial or weighted score. No live zoning, utility, labor-market, incentive or property-availability data is retrieved. Obtain written confirmations and property-specific professional review before relying on the result.

Weighted scores normalize the entered weights automatically and use a 1–5 rating scale. The lower-cost site receives a cost rating of 5 and the higher-cost site a rating of 1 (or both 5 when tied); other criteria are user-entered judgments. This is a preliminary decision framework, not a geographic information system, commute analysis, or verification of site availability, zoning, infrastructure capacity, incentives, or workforce statistics. Estimates are for educational screening only and are not appraisals, investment advice, or binding quotations. Consult qualified professionals and verify property-specific assumptions before making decisions. Inputs are calculated in your browser and are not transmitted by this tool.
